In 1975 my father bought his house in one day! Dad got a call from his REALTOR^® on Sunday evening telling him that if  he wanted the house he would have to close by midnight on Monday or the listing would expire.

First thing Monday morning Dad went to the law firm in town to get started on the settlement papers.  They told him it would take about two weeks to prepare the settlement!  Dad explained that he would lose his dream house if he didn't close the deal by the end of the day.  So they politely recommended a new lawyer in town who might be a "little more speedy".

Initially the new lawyer said he wouldn't be able to prepare the settlement in one day either, but when he took a few extra minutes to discover the nature of the deal, he realized that he could.  He quickly and accurately performed a title search, then prepared the Deed of Assumption and the HUD-1 settlement statement.  They closed the deal that afternoon, recorded the Deed, and disbursed the seller's proceeds in one day.
